DMBAU as general contractor
At DMBAU, when we take on a project as a general contractor (GC), we bundle all the necessary services of the various execution trades under one roof. This means that we coordinate and organize all the work and conclude subcontracts with specialist companies to ensure that every task is completed professionally.
In this model, the contract for the creation of several work parts is awarded as a combined, complete service package. A central prerequisite is the completeness of the tender documents, which we design precisely and comprehensively. As a rule, the invitation to tender is based on a construction specification that describes the required quality and the work to be carried out in detail. This construction specification replaces the conventional bill of quantities, as is customary in the awarding of individual services.
The detailed plans, which show the quantitative scope of the project, enable bidders to create an exact mass extract and thus calculate the work precisely. In this way, we not only guarantee a high quality of execution, but also clear, transparent and targeted project management for our clients.
DMBAU as total contractor
When we take on a project as a total contractor (TC), we offer all services from planning to execution. In this model, we not only coordinate the execution of the construction work, but also work closely with the planners and conclude subcontracts with both the planners and the contractors.
A decisive aspect when choosing the total contractor model is the time at which the contract is awarded. In most cases, we are already involved in the design phase and play an active role in the development of the project. However, there are also exceptions where the total contractor is only brought in at a later stage, often before the building permit procedure. In these cases, we take over the planning work already carried out and the negotiated planning contracts to ensure a seamless transition and the successful continuation of the project.
